They have to commit to a purchase that can take a month or longer to complete. They could very well spend the next three decades living in and paying off a home.

Most buyers come to the table with the best offer they can make given the circumstances, including the condition of the home. Once the seller accepts the offer, it may seem like the sale is essentially a done deal.

However, a lot can go wrong between negotiations and the actual closing. The three issues below are among the most common reasons that real estate transactions end up delayed or ultimately canceled.
<h2>1. A low appraisal</h2>
Mortgage lenders need to protect themselves financially. If the buyer purchasing the property defaults on their loan, the lender forecloses on the home and can sell it to recover the financing they provided.

A low appraisal creates <a href="https://www.thebalancemoney.com/what-is-an-appraisal-gap-5220008" data-wpel-link="external" target="_blank" rel="noopener noreferrer">an appraisal gap</a>. A lender may refuse to finance the full purchase price. At that point, the buyer must either find alternate funding or renegotiate with the seller.
<h2>2. Inspection issues</h2>
Sellers generally need to provide thorough disclosures regarding the condition of the property. They need to identify any known issues so that the buyer can make an informed decision about the home.

Sometimes, inspections turn up surprising latent defects that the seller didn't acknowledge. Occasionally, the final walk-through might turn up damage caused by the seller while they vacated the premises. Both scenarios can lead to buyers needing to renegotiate or issues with financing for the purchase.
<h2>3. Mortgage complications</h2>
Maybe the buyer loses their job suddenly before the closing occurs. They may not be able to move forward with the transaction because they no longer qualify for the mortgage.

Seemingly minor mistakes, such as spending too much on credit cards prior to closing, could also affect an individual's credit score and leave them incapable of financing the transaction. Buyers can protect themselves from last-minute heartache and financial setbacks by including contingencies in their offers.

One of the most severe types of injuries that often result with a permanent disability or fatality are those that originate from the head and brain.

Medically classified as traumatic brain injuries (TBIs), the symptoms of TBIs depend on the location of the injury and how severe the impact to the person’s head, skull and/or brain were. To help provide a deeper understanding on this topic, here are three common types of TBIs:
<h2>Contusions</h2>
Also known as brain bruising, a person can suffer from a contusion when there is a direct impact during <a title="Personal Injury" href="/personal-injury/" data-wpel-link="internal">the crash</a> that has caused a localized swelling in their brain. This type of trauma can disturb their brain’s normal function and lead to a variety of neurological issues, including memory loss and cognitive impairment.
<h2>Brain hematomas</h2>
When a person’s brain bleeds and forms blood clots, this is called a <a href="https://www.ganeuroandspine.com/blog/how-is-a-brain-hematoma-detected-and-treated/?post_type=blog_post" target="_blank" rel="noopener noreferrer" data-wpel-link="external">brain hematoma.</a> This medical emergency happens when a blood vessel in or around the brain gets a tear or ruptures. Since the blood is stuck, it can collect and form clots near the site of the injury.

This type of TBI can cause a variety of symptoms that may include confusion, blurred vision, intense headaches, loss of consciousness and/or slurred speech. If left untreated, brain hematomas can progress and cause permanent brain damage or death.
<h2>Penetrating brain injuries</h2>
A <a href="https://www.braininjuryinstitute.org/types/penetrating-tbi/" target="_blank" rel="noopener noreferrer" data-wpel-link="external">penetrating brain injury</a> can occur when an object hits a person’s head and breaks through their skull, causing damage to their brain tissues. The symptoms for this TBI may include confusion, seizures, sensory impairments, bleeding from the head or nose, and paralysis on one side of the body.

Since TBIs can vary in their symptoms and are often life threatening, recognizing these symptoms can help individuals seek immediate diagnosis and proper treatment for their brain injury.]]></content>

People who believe they may have sustained a brain injury or damaged their spinal cords are often eager to seek out medical evaluation. People with broken bones usually recognize that they need care, but they likely don't think of the situation as an emergency.

Most fractures are easily treatable and lead to a full recovery. Healthy individuals can heal fractures in as little as eight weeks in some cases. With the right care and medical support after the bone heals, people can usually recover their full range of motion and regain the strength that they lost while the body part had to be immobilized to heal.

Sadly, fractures are not always minor injuries. Comminuted fractures are much worse than the typical broken bone.
<h2>What is a comminuted fracture?</h2>
<a href="https://www.webmd.com/a-to-z-guides/comminuted-fracture-overview" data-wpel-link="external" target="_blank" rel="noopener noreferrer">A comminuted fracture</a> involves a bone breaking into many pieces. Those small pieces are usually no longer in appropriate alignment. Sometimes, the force applied to the human body is far beyond what it can accept. Blunt force trauma and twisting force during car crashes can cause comminuted fractures.

Crush injuries can also cause the bone to break into many small pieces. Typically, comminuted fractures require surgery. Health care professionals may spend hours instructing a bone that broke into multiple small pieces. In many cases, they must implant medical devices to reinforce the damaged bone in addition to immobilizing the injured body part after the operation.

Even with implanted pins or rods reinforcing the bone, people with comminuted fractures may notice a marked reduction in strength. They may no longer be capable of performing all of the same tasks with the injured body part that they could before. They may also have reduced range of motion.

In some cases, the force that causes the fracture also causes nerve damage, leading to chronic pain. The unfortunate reality is that comminuted fractures cost far more to treat than other fractures. They have a longer recovery timeline, and the injured person's prognosis isn’t as universally positive.

Car insurance alone may not be enough to pay for the cost of comminuted fractures or other catastrophic injuries sustained in a car crash.
